First fix, and what it commits you to

First fix happens when the structure is up and the walls are open. Supply and waste go to the exact positions of fittings that in many cases have not been bought yet, so the positions are committed from drawings. Floor voids get their runs before the floor closes. A slab gets anything passing through it before it is poured, because afterwards it is a diamond saw.

What has to be decided before first fix, not after: where every fitting sits to the centimetre, which way the WC waste runs, whether there is underfloor heating in the build up, whether the loft tanks are staying, and where the boiler and any cylinder are going. Changing those later is the difference between an afternoon and a fortnight.

What Building Services Involves

Second fix, and the gap in between

Second fix is the sanitaryware, brassware, radiators, boiler and controls, once plastering and tiling are done. The useful thing about that gap is that first fix can and should be pressure tested before it is buried, so a leak is found while the wall is still open rather than through a new ceiling.

Working around other trades

The order that actually works: structure, then our first fix with the electrician, then insulation and boarding, then plaster and screed, then tiling, then our second fix, then decoration. Things that go wrong when it slips: a floor screeded before the underfloor pipe is in, a wall plastered before the shower valve is set to its finished depth, a radiator hung before the skirting.

We give your builder or main contractor our dates and what we need ready at each stage, in writing, so the programme is a shared document rather than a series of phone calls.

Conversions

A loft conversion is a bathroom at the top of a building whose plumbing was designed without it, so the questions are a soil connection, enough flow and pressure at the highest point in the house, and heating for a space that gains and loses heat faster than anywhere else. A basement is the same problem inverted, with pumped waste and tanking instead.
