Wet or electric, and what decides it

A wet system runs warm water through pipe clipped to insulation and buried in screed. It is the efficient one, it heats a whole room evenly, and it wants depth: insulation, pipe and screed together are typically 70mm or more unless a low profile system is used. An electric mat is a few millimetres of cable under tile adhesive. It needs almost no height, it is far quicker to lay, and it costs more to run, which makes it a bathroom and kitchen answer rather than a whole house one.

What Underfloor Heating Involves

The height you lose

This is the part people are not told. Adding a wet system to an existing floor raises the finished level, and that has to go somewhere: doors shortened, thresholds rebuilt, skirtings refitted, and sometimes a step where the new floor meets an old one. Low profile systems bring it down to around 20mm. We measure the build up and tell you the number before anything is ordered, because it is usually the detail that decides the job.

Insulation under it, always

Pipe laid on an uninsulated slab heats the ground as enthusiastically as the room. Insulation under the pipe is not an upgrade, it is what makes the system work, and leaving it out is the commonest reason a retrofitted floor is slow and expensive to run.

When it is already in and not working

Three usual causes, all at the manifold rather than in the floor. Air in a loop, which stops flow in that circuit. Actuators or zone valves that have failed closed. And loops that have never been balanced, so the short circuit takes the flow and the long one serving the far end of the room gets nothing. All three are diagnosed at the manifold with flow meters, without lifting a single tile.
