Every gas appliance and flue in a rented property has to be checked for safety once every twelve months by a registered engineer, and a record of that check has to be issued. The record is still universally called a CP12, after the old form number. A copy goes to the existing tenant within 28 days of the check, and to a new tenant at the start of the tenancy, before they move in. Records are kept for two years.
The duty covers appliances the landlord owns and the pipework and flues serving them. A tenant's own cooker is the tenant's appliance, but the installation it connects to is still the landlord's responsibility.
